<p>Keith Ferrazzi has a new book called Who&#8217;s Got Your Back. If you go online to his website, he has written an &#8220;extended chapter&#8221; &#8211; an additional chapter for salespeople. In it he describes the plight of the salesman:</p>
<p>&#8220;Back when I was the CEO of an Internet start-up, I was out there on the road endlessly selling to big marketing departments. I truly felt the weight of the company&#8217;s success &#8211; even its survival, on my shoulders. If there is one thing that a start-up company can&#8217;t do without, it is sales. Sure, a quality product is criticalbut no matter what, you need cash to keep the lights on.</p>
<p>And we as real estate agents are no different. We need to change our real estate marketing activities to be competitive. In order to keep OUR lights on, we, too, must make sales.</p>
<p>And even though real estate has always been competitive, these days there are fewer transactions and it is even more competitive. And the competition seems even more desperate for the business.</p>
<p>No one changes what he is doing unless he has to. But unless you embrace change, you will lose your competitive edge. So what must you do to not only compete &#8211; but to win &#8211; in this environment?</p>
<p>One real estate marketing strategy that you may not even be aware of is Social Media to market your business.</p>

<p>Last week, I was talking to a REALTOR(R) that has been pretty successful and good at getting real estate leads. I think you will relate to him.</p>
<p>We have been doing &#8220;Facebook For Business&#8221; presentations to real estate offices. He was looking for a way to turn his business around and approached me following the presentation with some questions.</p>
<p>&#8220;No one is buying.&#8221;</p>
<p>From his point of view, he just felt that the consumers were too scared to make any real estate buying decisions. He couldn&#8217;t see how using social media was going to change that and having a tough time generating real estate leads in this market.</p>
<p>If people aren&#8217;t buying, no amount of marketing is going to make them want to buy, right?</p>
<p>What he shared with me is this:</p>
<p>&#8220;I have 300 names in my database. I&#8217;m on twitter and I&#8217;m on Facebook. But no one is doing anything right now. So I don&#8217;t really see how your coaching program is going to change any of that.&#8221;</p>
<p>Let&#8217;s look at what he said:</p>
<p>First of all, it isn&#8217;t true that NO ONE is buying. Regardless of the economy, life goes on. People are born, people die, people get married, and people get divorced There just aren&#8217;t as many transactions as there were 2-3 years ago.</p>
<p>Let&#8217;s analyze this: if the total number of transactions in your market area is down (as they are in mine), that means less people are buying homes. So, to just do the same number of deals, I need to talk to more people, right? And how do I talk to more people? I need to meet more people, build relationships with more people and add more names to my database!</p>
<p>Principle #1: Because there are fewer transactions overall, you must increase the size of your database just to do the same amount of business that you used to do BEFORE the downturn.</p>
<p>But there aren&#8217;t just fewer transactions &#8211; prices have also dropped. So in order to earn the same amount of money as before, you need to do MORE transactions that you did before. And how do you do more transactions? By finding, talking to, meeting and building relationships with more people ready, willing and able to buy.</p>
<p>Principle #2: Because values have dropped by 20% or more, you must do more transactions just to replicate the same commission dollars you earned prior to the downturn. In order to do more transactions, you need to talk to more people &#8211; you must increase your database even further.</p>
<p>The real problem is that most agents aren&#8217;t doing MORE deals &#8211; they&#8217;re doing LESS.</p>
<p>I know a lot of agents are getting into doing short sales and REO&#8217;s &#8211; which is where the current real estate boom seems to be. I don&#8217;t know about you, but I&#8217;m finding it a really frustrating, depressing, time-intensive segment of the market to work. So, in order to survive this market working &#8220;conventional&#8221; real estate, you need to at least double &#8211; maybe even triple &#8211; your database.</p>
