On one of my recent coaching calls, a REALTOR(R) asked what he should be focusing on with respect to his social media tools and help him with his real estate marketing. Here are 10 quick tips I devised to help him. I thought it might help you too.
1. Have clearly defined, written goals for using social media tool every day. When you are using social media for business, think of it as quality prospecting time. How many people will you add? How many people will you connect with? How many blogs will you comment on? How many articles will you post? I spend 20 minutes every day on Facebook, Ezine, twitter and blogging. So have a focused goal and know your outcome
2. Naturally, you will first want to spend time in front of people able to make a real estate decision. But if you find yourself with a little bit of spare time on your hands, put that time to work by connecting with a few people in your social media, checking in on Google Trends for today’s “buzz” and posting a valuable tidbit of info about it.
3. Make sure your pages/sites on every social media site is optimized for your main keyword terms. Keywords are how the search engines (including Google) find you and drive traffic to you. Here’s how: Go to google, enter “Adwords” in the search bar and then find keywords specific to your business.
4. Be sure to link all of your posts back to your website. When the search engines see lots of links to a website, they interpret that site as being interesting to people. It’s not cheating to ask your family and friends to help you out by adding links to their social media too!
5. Doesn’t it feel great when a client gives you terrific testimonial? Not only does it make you feel good, it also gives you instant credibility to a perfect stranger who doesn’t know you. Testimonials are powerful stuff. So, how about having a strategy to ROUTINELY get them? Make sure you promote them on all your social media accounts.
6. There are on-line directories where you can post your business. Check out the free ones and get yourself posted on them. You may also want to regularly place ads on Craig’s List. Use headlines that will grab attention and include a strong call to action that drives people to a landing page. You will want your landing page loaded with the testimonials and pictures you collected in Tip #5.
7. Read How to Win Friends and Influence People. Even if you have already read this, you can never read it too often. The information contained in that book isn’t just a classic on how to build relationships – it can be applied to all your social media tools tool and real estate marketing efforts.
